Eddie Speed
“Buying Discounted Notes”
Starting in 1980, Eddie Speed has been a pioneer in helping buyers, sellers, and realtors close more deals with creative financing—even during the most challenging markets. He’s proven to be an industry leader at finding creative solutions where two parties can agree to buy or sell on terms, making deals happen that most people thought could never come together. Eddie has personally closed around 50,000 note deals, and his unique industry vantage point has allowed him to review close to half a million note deals. That’s why his expertise in creative financing and financial modeling is trusted by some of the largest realtor networks in the country, top real estate investors, plus mom & pop investors.
Throughout his career, Eddie has introduced innovative ideas and strategies to greatly expand the creative financing toolbox and revolutionize the note industry. In the early 2000s he founded NoteSchool, where his training has helped realtors, rehabbers, and thousands of real estate investors scale up their business, become deal architects, build long term wealth, and think like entrepreneurs. He personally mentors many students, showing them how to fill the gaps left by traditional lenders; enabling them to grow their net worth faster in black swan markets than in typical markets. His weekly podcast NoteSchool TV has been recognized as the best podcast for note investors for two straight years.
Eddie is the owner and President of Colonial Funding Group LLC, which acquires and trades real estate secured notes. He’s also an active real estate investor, and a principal in several private capital funds that acquire bulk note portfolios. He is also the host of NoteExpo, the premier conference that brings people from all phases of the note industry together every November. He created NotesDirect.com, which makes buying and selling notes as easy as shopping on Amazon. Eddie is highly sought after to speak at real estate events and masterminds across the country. When it comes to notes, it’s safe to say he’s seen it all, but remains committed to lifelong learning.
